A free consultation is offered for local Lake of the Ozarks homes. A consultation fee will be charged for out of town homes and for decorating services that do not include window treatments. Any consultation fees paid will be credited to any future window treatment purchase. I will bring samples and design ideas to you in your home at your convenience. You may then purchase your custom made window treatments at a retail price, just like you would from any other retail store. Except I have brought the store to YOU !
Staging Services
Basic Plan $175.00
Includes staging consultation walk through evaluation of home. (typically 1-2 hours) With before pictures taken.
With-in 48 hours you will then be provided with either a
Top Ten Priority Report for those homes that are well on their way to being staged and just need a littel extra direction. Or a comprehensive personalized detailed room by room DIY action plan. You supply the energy and take the time to make the improvements and staging using the detailed action plan as a guide. Both reports are designed to make your home more marketable, accentuate the positives and maximize its appeal. You also receive Staging Tips and a Open House checklist.
1/2 Day Designer Plan $300.00
Includes consultation walk through and 1/2 day staging work done by staging professional.Staging Tips, Open House checklist and up to 5 professionally staged photographs in digital format for use in your marketing.
full Day Deluxe Plan $ 500.00

Vacant Home Staging
We begin with a consultation to determine your personalized staging plan and budget. The $75.00 consultation fee will be credited to any future staging agreements.Vacant home staging costs and fees are quoted after the initial consultation and are based on your individual needs. When we have an agreement I will make the necessary selections of furniture and accessories, as well as supervise the delivery and placement of furniture. Will do the staging of furniture and accessories, as well as the de-staging, if necessary, when the house is sold. And will provide up to 8 professionally staged photographs in digital format for use in your marketing.

Virtual Home Staging
Not to take the place of real staging But, when staging a vacant home with furniture is not an option, virtual staging may be? I will provide a computer rendering of the main rooms in the home with furniture, window treatments and art. It also includes a floor plan of the room showing the size of all furniture. Photos of the renderings are then mounted to boards and displayed on easles in the vacant home.
